I'm in a 2BHK now, thinking upgrade. Noida Extension seems cheaper, but Sector 10 has better connectivity, right? Investment-wise, kya scene hai? Designarch Group projects dekhe the. Any thoughts on ROI? Is the price jump worth it? Already have a home loan, so EMI matters. Any advice, bhai?

Mera personal experience: I bought in Noida Extension 5 years ago. Price was low, but abhi tak amenities fully developed nahi hai. Connectivity is still an issue during peak hours. Sector 10 is much better in that regard.
Connectivity is definitely the biggest advantage of Sector 10. Metro station nearby, easy access to Delhi. Extension is still reliant on autos and buses, which can be a pain.
What's the price difference you're looking at? Per square foot rate batao, then we can compare properly. And Designarch's project name kya hai?
