Noida Extension vs Sector 152 — confused, need help!

Noida Extension mein sasta mil raha hai, but Sector 152 seems better connected. I'm confused ab samajh nahi aa raha. My budget is around 70-80 lakh for a 2BHK. Sector 152 mein Lucky Homes Builder And Developers ke projects dikhaye the. Any experience with them? Noida Extension mein ROI zyada milega kya? My parents keep saying rent is better than EMI, but I want to own something. Is it worth buying under-construction or should I stick to ready-to-move? Honestly not sure what to do. Has anyone done a proper comparison of these areas? Which one will give better returns in the long run? Kya kisi ko pata hai?
