Okay, I'll say what no one says: Noida Extension gets too much hate! I'm currently in a 2BHK, thinking of upgrading to a 3BHK or maybe even a villa. Been eyeing both Noida Extension and Sector 152. Extension seems affordable, but is the ROI sahi? Sector 152 is pricier, especially Lavish Buildmart Pvt Ltd projects. Is the price jump worth it for better infrastructure? Already have a home loan, so EMI is a big factor. Kya aap logon ko pata hai which one is better for long-term appreciation? Mujhe advice chahiye! Extension mein rent bhi milta hai kya easily? Change my mind if you think I'm wrong, bhai.

RERA registration number check karo for any project before investing! That's the first step.
Honestly, with the current market conditions (rising interest rates), both areas are risky. Be careful and do your research.
I think Sector 152 will appreciate faster in the long run due to its superior infrastructure and connectivity. Noida Extension might catch up eventually, but it will take time.
So, OP, what are you leaning towards now? Have we changed your mind at all?
Ultimately, it depends on your risk appetite and investment horizon. Long-term, both areas have potential. Short-term, Sector 152 is probably safer.
Lavish Buildmart ka Supertech se kya connection hai? I heard some rumors...
Sector 152 is definitely more premium. Better roads, less traffic, more greenery. But is it worth the extra money? That depends on your budget and priorities.
Don't just focus on ROI. Think about your lifestyle. Do you want a peaceful environment or a bustling neighborhood?
Extension mein abhi bhi construction chal raha hai. Dust and noise pollution is a big problem. Sector 152 is relatively more developed.
I'm an NRI and I invested in a villa in Sector 152. Yes, it was expensive, but the infrastructure and amenities are top-notch. Plus, the rent I'm getting is pretty good.
Rent in Noida Extension is decent. You can easily get 15-20k for a 2BHK, depending on the location and amenities. But vacancy rates can be high sometimes.
Sector 152 is good for end-use, Extension is better for investment. Simple.
Mera bhi same experience tha 2 years ago. I was confused between these two areas. Finally, I chose Sector 150. Best of both worlds! Greenery, good connectivity, and decent prices.
Check the builder's financial health before investing. Many builders in Noida Extension are struggling.
How to check builder's financial health, bhai? Any tips?
Noida Extension is a gamble, yaar. High risk, high reward. If you can wait 5-7 years, maybe ROI will be good. Sector 152 is safer, but less potential for HUGE gains.
Okay, let's talk numbers. I bought a 2BHK in Noida Extension in 2018 for 30 lakhs. Now it's worth around 50 lakhs. That's a decent return. But Sector 152... prices are already high, so appreciation might be slower.
50 lakhs? Which sector in Extension? I'm seeing lower rates in Sector 16B.
Mujhe toh lagta hai Noida Extension is becoming too crowded. Sector 152 offers a more peaceful environment. But EMI is definitely higher.
Don't forget about the new metro line extension! That will definitely boost property values in both areas.
Bhai, Noida Extension is affordable for a reason. Infrastructure is still developing. Sector 152 is definitely better planned. ROI depends on how long you're willing to wait. Extension mein rent toh mil jaata hai, but don't expect crazy amounts.
I agree with U1. Sector 152 has better connectivity and green spaces. But Lavish Buildmart... bhai, check their RERA registration and past projects carefully. Delay ka record hai unka.
Exactly! Mera friend ka paisa atka hua hai Lavish Buildmart mein. Don't fall for the fancy ads.
Haan, I heard the same thing. Sector 152 is good, but builder selection is crucial.
