Noida Extension vs Sector 157 — which one, seriously?

Okay, off the record, I work in real estate, but buying for myself is way harder! I'm torn between Noida Extension and Sector 157. Sector 157 seems calmer, closer to nature maybe? But Noida Extension feels like it has more potential ROI, especially with the Jewar airport coming up. My budget is around 80L for a 2BHK. Has anyone actually seen good rental yields in Noida Extension recently? I know what builders don't tell you about promised returns. Also, is Amrapali Group still a no-go even after all the court stuff? Honestly not sure if I should prioritize future appreciation or current rental income. Should I just stick with something safer in 157? Kya karoon yaar? It's a headache, this is. Open to any opinions!
