Okay, I'll say what no one says: Noida Extension is overhyped! Everyone glorifies the affordable prices, but nobody talks about the distance and connectivity issues. My wife wants a 3BHK, and Sector 4 seems better for kids' school admissions, right? It's safer, I think. Has anyone actually lived in Shubhkamna Buildtech projects in Extension? What's the real deal? Sector 4 is expensive, I know, but is it worth it for peace of mind? Kya aap logon ko pata hai which society is best for families? Mujhe advice chahiye. Change my mind about Noida Extension, or tell me Sector 4 is a bad idea. What do you think?

I think Sector 4 is a safer bet long term. The infrastructure is already there, and the value will likely appreciate more consistently.
Agreed. Location, location, location! Sector 4 wins on that front.
Have you considered renting in Sector 4 for a year to see if it's really worth the premium before committing to a purchase?
Ultimately, *aapko* decide karna hai! Both have pros and cons. Weigh them carefully and choose what's best for your family.
So, OP, what did you decide? Sector 4 or Noida Extension? We are all curious!
Shubhkamna Buildtech? I heard their construction quality is not good. Sector 4 mein, check out societies near the main market. Everything is easily accessible.
Which societies are you referring to specifically?
Don't forget to factor in the circle rates. Sector 4 mein circle rates are much higher, which means higher registration charges and property tax.
Good point! Circle rates can significantly impact the overall cost.
Honestly, it boils down to your priorities and budget. If you can afford Sector 4 and schools are important, go for it. Otherwise, Noida Extension is still a viable option, but do your research and choose a reputable builder.
Anyone has recent experience with possession in Noida Extension? Builder ne phir se date extend kar diya lol. I'm losing my mind!
I live in Gaur City (Noida Extension). While it's true that connectivity is an issue, things are improving. The metro extension will definitely help. But yes, if schools are a priority, Sector 4 is the way to go.
Market sentiment is changing. Interest rates are up, so affordable housing in Noida Extension might not be as attractive as it used to be. Sector 4 prices might stabilize or even correct slightly.
My cousin bought in Sector 78. He seems happy. Said the schools are decent and the connectivity is better than Extension. Maybe look there too?
Sector 4 is expensive but you get what you pay for. Better infrastructure, established schools, hospitals nearby. Extension mein sab cheez ke liye Noida jaana padta hai.
True that! Convenience is priceless, especially with kids.
But Sector 4 mein parking is a nightmare! Finding a spot after 9 pm is a daily struggle.
Kya aap logon ko pata hai which society is best for families in Sector 4? I'm also looking for a 3BHK there.
RERA registration number check karo before investing anywhere, especially in Noida Extension. So many builders are fooling people.
Also check the builder's past projects. How many were delayed? What's their reputation?
Good advice! RERA website pe sab details mil jaate hain. Check completion dates and project approvals carefully.
Sector 4 is definitely safer and better connected. Extension mein toh raat ko darr lagta hai yaar. But the price difference is significant. What's your budget?
Exactly! Connectivity is key. Extension mein metro kab aayega, bhagwan hi jaane.
Budget is everything! Sector 4 mein 3BHK will cost you almost double. Is it worth it for 'peace of mind'? That's a personal choice.
U4, which part of Sector 4 are you referring to? Some areas are better than others even within the sector.
Don't just look at the initial price. Factor in travel costs, time wasted in traffic, and the mental stress of living in a less developed area. Noida Extension might seem cheaper, but the hidden costs add up.
I bought in Noida Extension 5 years ago thinking rates will skyrocket. Abhi tak toh bas property tax badha hai! Sector 4 would have been a better decision, I think.
Haan exactly, Noida Extension is a gamble. Some projects are good, some are terrible. It's hard to tell which is which.
U9, which sector in Noida Extension? And which builder? Share your experience, it will help others.
Bhai, I feel you. Sector 4 is old Noida, established hai. Extension mein abhi bhi infrastructure ka issue hai. School admission is a valid point. I'd lean towards Sector 4 if that's a priority.
Noida Extension is good for investment, not living right now. Sector 4 is better for families, especially with kids. But prices are crazy high! Have you considered Sector 7x? Maybe a middle ground?
Shubhkamna? Run! Delayed projects galore. RERA mein complaint daalo toh bhi kuch nahi hota. My friend is stuck there since 2018. Don't even think about it.
