Noida Extension mein flats saste toh hain, but connectivity ka issue hai na? Sector 79 is looking good, close to metro, but prices are high. I'm a first-time buyer, confused. My budget is around 70L. Should I go for a bigger flat in Noida Extension or a smaller one in Sector 79? Has anyone invested in Let's Make Home Buildtech projects? Kya ROI sahi rahega? Honestly not sure which way to go. Help!

Ultimately, it depends on your priorities and lifestyle. Weigh the pros and cons of each location carefully.
So, OP, what did you decide? Noida Extension or Sector 79?
Update dena bhai, which location did you finalize?
Current market conditions are crazy! Interest rates are rising, so EMI will be higher. Think carefully before taking a big loan.
Sector 150 ka avg rate 7k/sqft hai abhi. Noida Extension mein around 5k/sqft. Just for reference.
Be careful — this builder has 3 delayed projects in Greater Noida West. Check online reviews before investing.
Honestly, for a first-time buyer with a 70L budget, Noida Extension makes more sense. You'll get more space and the area is developing rapidly. Just do your research on the builder.
Don't forget to factor in the registration charges and other hidden costs. They can add up to a significant amount!
True that! Builder log yeh sab chupate hain. Always ask for a detailed cost breakdown.
Noida Extension mein paani ki problem toh nahi hai na abhi bhi? I heard there were issues a few years back.
U20, the water situation has improved significantly. Most societies have their own borewells and treatment plants.
Yeah, water problem is not as bad as it used to be. But still something to keep in mind.
Check amenities completion before booking, I made that mistake in my first property. Builder promised everything, but half of the amenities are still not there.
Possession status kya hai Let's Make Home Buildtech ka? Check RERA website, bhai. Don't just go by what the builder tells you.
Haan, RERA check karna is crucial! Builder log toh kuch bhi bol dete hain.
U10, good point! RERA registration number is the first thing you should check.
Also, check the builder's past projects. Delayed toh nahi hain?
Sector 79 mein social infrastructure is better. Schools, hospitals, shopping malls... everything is closer. Noida Extension is still developing. But prices are definitely higher.
70L mein Noida Extension mein you can definitely get a good 3BHK. Sector 79... maybe a smaller 2BHK or a resale flat.
Resale is a good option too! You can see the finished product and negotiate the price.
But resale mein you have to pay stamp duty again. New construction mein you can sometimes get away with it.
Sector 79 is great if you work in Delhi. Metro connectivity is a huge plus. But 70L might only get you a small 2BHK. Noida Extension mein maybe a bigger 3BHK is possible. Depends on your family size.
Exactly, family size is key! I'd rather have more space in Noida Extension than be cramped in Sector 79, even with the metro.
U4, true that. And don't forget the maintenance charges in Sector 79 are gonna be way higher than Noida Extension. That eats into your budget every month!
Let's Make Home Buildtech... I've heard mixed reviews. Delayed projects bhi hain kuch. Better to stick with established builders like Gaurs or ATS in Noida Extension, even if it costs a bit more. Peace of mind is important.
ROI ki baat kar rahe ho? Real estate mein short-term ROI is difficult these days. Think long-term (5-10 years). Noida Extension has potential, especially with the infrastructure development. Sector 79 toh already developed hai.
Mera bhi same experience tha 2 years ago. I was torn between Sector 75 and Noida Extension. I chose Noida Extension because I got a bigger flat for the same price. No regrets so far. Metro is a game-changer.
Bhai, 70L mein Sector 79 mein toh mushkil hai. Noida Extension mein dekhoge toh better options milenge. Connectivity is improving, but yeah, Sector 79 is definitely more posh. Let's Make Home Buildtech... never heard of them, check their RERA registration number before you even think about investing.
Exactly! Noida Extension mein you'll get more for your money. Sector 79 is premium, but is it worth the extra cost for a first-time buyer? Think long-term, yaar. What are your priorities?
I bought in Noida Extension 5 years ago. Connectivity was a nightmare, but now with the metro extension, it's way better. Prices have also gone up significantly. Let's Make Home Buildtech... risky lag raha hai. New project hai kya?
