posted on 24 MarNoida Extension vs. Yamuna Expressway: Better ROI?
Okay, controversial opinion: Noida Extension is overhyped. Everyone talks about affordable housing, but ROI isn't that great. Yamuna Expressway seems promising with Jewar Airport coming. Has anyone actually invested there? What's the real rental yield? Change my mind! I'm thinking long term, guys. Which one is better?

Thanks for all the insights, guys! Still confused, but definitely more informed. Leaning towards Yamuna Expressway for the long term, but need to do more research.
Check the builder's financial health also. Many are struggling. Don't want to get stuck with a delayed project.
In summary: Noida Extension is safer, Yamuna Expressway has more potential but higher risk. Choose wisely!
Honestly, with the way property rates are going up everywhere, even Noida Extension might look good in a few years. Everything is relative.
Don't just look at ROI. Think about the lifestyle you want. Noida Extension is closer to Delhi, more amenities. Yamuna Expressway is further out, more peaceful (for now).
Mera bhi same experience tha. I bought in Noida Extension thinking 'affordable', but the hidden costs killed me.
Jewar Airport is the game changer. If you can wait 5-7 years, Yamuna Expressway will be the better bet.
One thing to keep in mind: land acquisition issues on Yamuna Expressway. It's been a problem in the past, and could delay projects.
Yamuna Expressway mein, check the RERA registration number before investing! Some projects are shady.
I think both have their pros and cons. Noida Extension is established, but saturated. Yamuna Expressway is a long-term play with higher risk. Depends on your risk appetite.
Rental yield in Yamuna Expressway is almost non-existent right now. Who's going to rent there?
Consider the carpet area also! Noida Extension mein, builders are notorious for super area scams.
Noida Extension mein I bought a 2BHK 5 years ago. Rental yield is barely 2%. It's a joke!
Don't forget the registry charges! Noida Extension mein they are crazy high, especially compared to Yamuna Expressway.
Sector 150 is still a good option in Noida. Greenery, good schools, decent connectivity. But pricey, of course.
Haan, Sector 150 is good, but it's already developed. ROI potential is limited now.
My friend bought in Gaur City. Builder ne phir se date extend kar diya lol. Beware of these Noida Extension builders!
Bhai, I agree with you. Noida Extension is saturated. Too much construction, not enough infra. Yamuna Expressway has potential, but it's still a gamble.
Gamble toh hai, but high risk, high reward, right? Noida Extension mein kya reward hai ab? Slog through traffic for 2 hours?
Exactly! Noida Extension is becoming another Ghaziabad. Yamuna Expressway has planned development at least.
Yamuna Expressway...Jewar Airport is still years away. What's the connectivity *right now*? That's my concern.
That's true. Abhi toh sirf expressway hi hai. No metro, limited buses. But future mein toh hoga na?
I invested in a plot near Jewar in 2020. Abhi tak toh ROI kuch khaas nahi dikh raha. Land prices have gone up, but not significantly.
Possession mila kya? That's the main thing.
