Guys, confused! Noida Extension seems saturated. Yamuna Expressway ke projects (Grihapravesh Buildteck Pvt Ltd) are tempting but risky? Airport impact toh hoga, right? What do you think, which area will give better returns in the long run? Mujhe advice chahiye. Ready-to-move better or under-construction for appreciation?

Ultimately, it depends on your budget and investment goals. Do your research and don't rush into anything!
So, what did you decide, OP? Which area are you leaning towards?
Both areas have potential, but also risks. Diversify your portfolio to mitigate risk. Don't put all your eggs in one basket.
I think Yamuna Expressway is a better bet in the long run. But you need patience and a strong stomach for risk.
Noida Extension is overcrowded. Give Yamuna Expressway a shot! At least you'll have some peace and quiet for now. Lol.
Ready-to-move is safer, especially if you're a first-time buyer. Less headache and you know exactly what you're getting.
Be careful about investing in projects near the Formula One track. Noise pollution can be a real issue.
Don't forget to factor in the cost of commuting. Yamuna Expressway is far from Delhi. Petrol prices are sky-high!
Good point! Metro connectivity is planned, but who knows when that will actually happen.
Mera bhi same experience tha 2 years ago. Confused between these two locations. Finally, I chose Noida Extension because of the proximity to my office in Sector 62.
Current market conditions are not very favourable. Interest rates are rising. Be careful about taking on too much debt.
True that! EMI will kill you. Better to wait for a correction, maybe?
One thing to consider is the registry charges and stamp duty. It can add a significant amount to the overall cost.
Haan yaar, registry mein toh loot lete hain! Make sure you factor that in.
I bought a plot in Yamuna Expressway 3 years ago. Rate has almost doubled! But the area is still very deserted. No proper infrastructure yet. But I'm holding on for the long term.
Ready-to-move is better if you need a place to live immediately. But for investment, under-construction is the way to go. Just do your due diligence on the builder!
Anyone invested in Gaur Yamuna City? What's the current situation there? Possession mila kya?
My cousin got possession last year. But amenities are still lacking. Swimming pool is not functional, gym is half-equipped.
Haan exactly, Noida Extension mein yahi problem hai. Builders promise the moon but deliver half-baked projects.
Sector 150 Noida is a good option too. Lots of greenery and good connectivity. Avg rate is around 7k/sqft now.
Grihapravesh Buildteck... hmm, I've heard mixed reviews. Anyone have personal experience with them? Ready-to-move is safer, but you'll pay a premium. It depends on your risk appetite, I guess.
Bhai, this builder ka track record bahut poor hai. Delayed possessions galore. RERA mein complaints bhi hain. Be careful!
Agree with U4. Check RERA registration number and complaints before investing. Don't fall for the marketing hype.
U4 and U5 are right. My friend invested in their project 5 years ago, abhi tak possession nahi mila. Stay away!
Yamuna Expressway is a gamble. But if the airport takes off as planned, the ROI will be HUGE. I'm willing to take the risk. Plus, property rates are still relatively low compared to Noida Extension.
Noida Extension mein toh saturation ho gaya hai. Every other building is under construction. Traffic is a nightmare! Yamuna Expressway seems more organized, at least for now.
Tough call! Noida Extension is definitely more developed now, but Yamuna Expressway has that airport card to play. Personally, I'd lean towards Yamuna Expressway for long-term gains. Under-construction property mein risk toh hai, but appreciation potential bhi zyada hota hai.
Airport impact toh definitely hoga, but kab? That's the million-dollar question. Noida Extension mein social infrastructure is much better right now. Schools, hospitals, malls – sab kuch toh hai.
