I'm deep diving into builder agreements, comparing Godrej and ATS for hidden charges. It's wild how much PLC, EDC, and registry costs can sneak up. For some builders, these extras add 10-15% to the initial price, not just the base price. Mahagun seems a bit clearer, but still, you have to dig. Also, the post-possession maintenance charges. Gaursons projects often quote ₹3.5/sqft initially, but I've heard from folks in other societies it jumps to ₹5-6 soon after. For someone like me wanting low, predictable costs, this is a big worry. What are your experiences with these surprise costs at possession? Any builders in Noida Extension known for being genuinely transparent here?
