Noida Extension: What brokers hide in initial property quotes

Naya Bans area... kids have moved out, so we're looking for a manageable 2BHK. Brokers are showing Vardhman Group projects but initial quotes always feel incomplete. Later, they mention PLC, club charges, maintenance fund. Yeh sab baad mein kyun batate hain? Lagta hai they're just trying to hook us. Should I directly approach builders? What's the better way to get the real 'all-in' cost?
