Since January I've been shortlisting flats in Noida Extension. The Antriksh Golf View I is on my list. I work in real estate, but buying for myself is different. What should I look for during an under-construction site visit? I need to check actual construction quality – brickwork, plumbing lines, beyond brochure claims. How do we gauge if the children's play area will be genuinely usable and safe? Often it's just a token concrete slab. Any red flags current residents have seen regarding structural integrity or amenity delivery at Antriksh Golf View I? Off-the-record opinions welcome.

Just a heads-up, U1! Antriksh Golf View I is actually a COMPLETED project. Possession was given way back on 2018-09-12. So you won't be doing an 'under-construction' visit there unless you're looking at a resale flat. The RERA number is UPRERAPRJ10343. Price range for flats there is ₹72 L – ₹4.5 Cr. For a completed project, focus on maintenance, society issues, and resale value. How much are they quoting you for a resale unit there?
Oh, that changes things! So it's already completed. What's the maintenance like there? And are the amenities promised initially, like the swimming pool or clubhouse
Bhai, your situation is exactly mine! It's so confusing. Builders show such glossy pictures but actual quality is often compromised. I'm also looking in Noida Extension, near Gaur City. How do we even tell if the steel used is good, ya phir bas saria dikha diya? I worry about hidden costs too.

For under-construction, always check the plastering finish, look for cracks near pillars or beams. Plumbing lines are tricky, but ask about the brand of pipes used. Children's play area ka toh bas naam hota hai, often just a few swings.
Totally understand the stress. I'm also a first-time buyer and construction quality is my biggest fear!
