Renting for 7 years, and my landlord just hiked the rent again. Fed up of it, finally looking to buy in Noida Extension. My budget is around ₹80-90L for a 2BHK. Dekh raha hoon ki projects like Godrej aur ATS Knowledge Park 3 mein floor-rise premium aur PLC kaafi high hain. Is it really worth paying extra for a higher floor or corner unit? Investor ke liye kya ROI justify hota hai? Also, secondary market mein resale properties pe negotiation scope kitna hota hai? Builder se direct deal karne se better value milti hai ya resale mein asli value hai?

Bhai, totally feel your pain! Yeh rent hikes are insane. I'm also looking in Noida Extension, and Godrej/ATS ke prices sunke toh darr lagta hai. PLC aur floor-rise toh seems like pure profit for builders. Is there any other area in Noida Extension where we can find a decent 2BHK under 85L without these premiums? Like near Alpha I or Alpha II?
