Thinking of upgrading from my current 2BHK in Sector 75. I'm looking at villas in Noida Extension. Heard mixed reviews about resale value. Amrapali toh gayi, but what about Gaurs or Supertech now? Gaurs ka construction quality sahi hai? Supertech ka reputation is still bad, right? Which builder would give better ROI in the next 5 years? Already have a home loan, so EMI bhi factor karna hai. Community, what do you think?

Have you considered plots instead of villas? Thoda risky hai, but potential for higher returns. Greater Noida West mein plots are still available.

Sector 16B is a good option, as someone mentioned. But the prices have gone up a lot in the last few years. Noida Extension is still more affordable.
I think location within Noida Extension matters a lot. Closer to Gaur Chowk is more desirable. Further inside, connectivity is a problem.
Supertech ka reputation is damaged beyond repair, IMO. Gaurs is the lesser of two evils, but still, be cautious. Check the fine print before signing anything.

Haan, mera friend ko 6 months delay hua. But eventually mil gaya. Keep following up with them.
Check out ATS projects also. They are a little more expensive, but the construction quality is top-notch. Resale value should be better in the long run.
Gaurs City is huge, but connectivity is still an issue. Metro aane wala hai, but kab aayega? That's the question. Supertech Emerald Court fiasco has scared everyone, I think.
Don't forget Ajnara! They are also building villas. Thoda cheaper mil jayega. But check their past projects first. Delayed deliveries ka record hai unka.
Bhai, Noida Extension mein resale value depends on the floor and facing also. Ground floor is cheaper. Park facing is more expensive. Keep that in mind.
I bought a Gaurs villa 3 years ago. Initially, I was happy, but now facing waterlogging issues during the rainy season. Maintenance is a nightmare. Think twice before investing.
Which sector of Gaurs City are you in? I'm planning to buy there. Waterlogging is a serious concern!

Haan yaar, Supertech is a big no-no. Friend of mine is still fighting for possession in one of their projects. Paisa doob gaya uska.
