I'm thinking of upgrading from my 2BHK. Looking at 3BHKs in Noida Extension. Heard mixed reviews about Amrapali, but unka toh issue chal raha hai. What about Gaurs? Their construction quality, sahi hai kya? Also, any hidden charges I should worry about during possession? Mujhe advice chahiye. Which one is better for end use? Yaar, confused hu.

Personally, I'd avoid anything in Noida Extension right now. Too much construction, too much pollution.
Gaurs ka maintenance charges are also on the higher side, keep that in mind.
So, U1, what did you decide finally? Which builder are you leaning towards?
Just remember, no matter which builder you choose, get everything in writing. Verbal promises mean nothing!
Possession status kya hai Gaur City Center ka? Anyone knows?
Last I heard, some towers are ready for possession, others are still under construction. Check their website for the latest updates.
Don't just rely on the builder's website. Visit the site and talk to existing residents. Get firsthand information.
Which floor are you looking at? Higher floors usually have better views and ventilation, but maintenance charges are higher.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, but it's still not ready after 2 years!
Mujhe toh ATS Greenopia better lagta hai. Thoda premium hai, but quality is top-notch.
Be careful with Gaurs. I booked a flat in their project near Pari Chowk, and they changed the floor plan after booking! Major headache.

Resale value depends on so many factors. Location, floor, facing, construction quality... it's hard to predict.
Hidden charges mein parking ka bhi dhyan rakhna. They'll try to charge extra for covered parking even though it's technically part of the deal.
RERA registration number check karo for any project you're considering. It's a must.
Noida Extension is a gamble, yaar. Rates are rising because of the metro extension, but builders are still playing games.

Gaurs is better for end use, IMO. Amrapali is a nightmare. But which Gaurs project are you looking at? Makes a big difference.
Sahi kaha U3. Gaurs Siddhartham? Gaur City? Gaur Yamuna City? Sab alag alag hai!
I bought in Gaur City 2, 4th Avenue three years ago. Possession was delayed by 6 months, but quality is good. No major complaints.

Gaur City 2 is relatively better managed. Heard some horror stories about Gaur Yamuna City. U5, how's the maintenance there now?
Bhai, Amrapali toh bhool hi jao. Gaurs ka construction quality is generally decent, but check their past projects for delays. Hidden charges toh sabhi maangte hain, legal fees, maintenance deposit... negotiate karo!
Haan exactly, legal fees mein bahut loot te hain. I hired my own lawyer, saved a ton.
