Noida Extension: Which builder offers better ROI?

I'm confused between investing in Godrej Properties and ATS in Noida Extension. Godrej ka reputation toh achha hai, but ATS projects bhi kaafi promising lag rahe hain. What do you think about their ROI potential? Has anyone experienced good appreciation with either of these builders? Mujhe advice chahiye!
