Noida Extension ya Sector 3: Which area for investment?

I'm planning to invest in Noida. Which area is better, Noida Extension or Sector 3? What's the rental yield potential in both areas? Also, what do you think about Lavish Buildmart Pvt Ltd's projects? Has anyone invested with them? Mujhe advice chahiye, is it a good time to buy now?
