₹85 lakh for a 2BHK in Sector 150 — market rate hai ya over-priced? I work in real estate, but for my own investment, I'm finding it tough to see through the builder spiel. Dekh raha hoon AIGIN Group aur Megapolis ke kuch projects, but total cost ka chakkar samajh nahi aa raha. Base price theek lagti hai, but then PLC, parking, stamp duty, registration add up fast. Builder CLPs (Construction Linked Payment) offer karte hain, which sounds good, but what about the actual outgo? Is down payment better if I can manage it? Also, hidden charges at possession, like OC, maintenance advance, etc. — kitna extra expect karoon? Kya bolte ho, Noida Extension mein total acquisition cost ko kaise calculate karte ho, especially for an investment property?
