Noida Extension's fancy clubhouses are mostly for show, not use.

I'm deep into my own home search now, after years of helping others. My wife and I saw a 3BHK at Swarnim Vihar, aur on paper, the amenities list is impressive. But honestly, I've seen too many projects where the promised clubhouse and sports facilities turn into ghost towns post-possession. Matlab, is the gym actually usable, ya fir bas basic equipment hai? Pool ki upkeep kaisi rehti hai? I know builders don't tell you the real story during site visits. Residents, is the clubhouse genuinely used daily, ya it's just a selling point? And what about maintenance charges for these facilities – do they actually deliver value, ya fir bas extra cost hai for a fancy but empty space? I need real ground feedback.
