I'm so fed up of renting, landlord raised rent again, so finally taking the plunge in Noida Extension. Looking at Block A, maybe Thv Infra. What's the real all-in cost for a 2BHK there? Builders always quote basic price, but then stamp duty, registration, PLC, parking... it adds up fast. Is pre-launch pricing actually better than buying ready-to-move, or do you just pay more interest for longer? Should I push for spot discounts or expect these charges to be non-negotiable?

Meri toh personal experience hai, 3 saal pehle maine Alistonia Estate mein ek flat book kiya tha. Builder ne commitment di thi 2 saal mein possession ki, but abhi tak construction chal hi raha hai. Pre-launch mein sasta milta hai, no doubt, but interest par interest dete rehte ho, aur rent bhi. End mein ready-to-move se zyada hi pad jata hai. Maine pehle se calculations nahi ki thi, badi galti kar di. Better to pay a bit more for RTM if you need it soon, ya fir reputable builder ke pre-launch mein jao.
Oh no, yeh toh bahut stressful hai! Alistonia Estate mein toh kaafi logon ki complaints hain. Aapka RERA registration number kya tha, if you don't mind sharing? Kya builders compensation dete hain aise
Sahi pakda hai bhai! Noida Extension mein 'final price' ek myth hai. Always add 15-20% minimum to their quoted rate.
Bhai, Noida Extension ka yahi scene hai. Thv Infra ke baare mein maine bhi suna hai, unka possession kaafi delayed rehta hai. Real cost toh 20-25% extra maan ke chalo from what they quote. Stamp duty, registry, GST, IFMS, club membership, power backup, firefighting charges... list lambi hai. Especially for pre-launch, they hook you with a low base price but then add everything. Ready-to-move mein thoda clarity rehti hai, but price utna negotiate nahi kar paate. Meri advice hai, RERA site pe check karo project status.
Thv Infra ka track record sach mein itna kharab hai kya? Main bhi unke ek project mein interested tha Ajayabpur mein.
Totally agree with you, U1! Yeh hidden charges ka chakkar bahut frustrating hai. Maine bhi ek project dekha tha Alpha II ke paas, base price sunke laga sasta hai, but jab final breakup aaya toh dimag ghoom gaya. Builder bolte hain 'all-inclusive' but it never is.
