The true 'all-in' cost for a flat in Noida Extension is way more than builders quote initially. Just got possession of my 2BHK in Swarn Nagri from Ajay Enterprises, and bhai, the shockers kept coming. Maintenance advance, electricity meter charges, society formation fees – these things nobody mentions upfront. My ₹78L flat ended up costing almost ₹85L. Is this common practice? What other hidden fees should I have been ready for? Kya aap logon ne bhi ye sab face kiya?

Meri khud ki story suno, I booked a 3BHK in a different project near Alpha I Greater Noida 3 years ago. Builder ne bola था ₹65L all-inclusive. Possession ke time, they asked for 'lease deed charges' (jo government ke through hote hain but builder ne kabhi mention nahi kiya), 'utility connection charges' for water/sewerage, and even an 'occupancy certificate fee'. Total ₹65L wala flat ended up being ₹72L. RERA registration number se bhi kuch nahi hua, because they cleverly hide these under 'statutory charges' in the fine print. Bohot frustration hoti hai jab budget bigadta hai.

I'm still looking at flats in Alpha II Greater Noida, aur har builder ki sales team initially ek number batati hai, but jab Excel sheet dekho toh pata chalta hai ki parking, club membership, IFMS (Interest Free Maintenance Security), power backup charges - yeh sab add hoke bill astronomical ho jaata hai. Bhai, you are not alone! Same pinch here. My 1BHK in Alistonia Estate was supposed to be ₹45L, but after all these 'extra' charges, it crossed ₹50L easily. Builder ne to aise bola jaise yeh sab standard hai. Totally relate to the shock factor. Kya karein yaar, first time buyers ko toh loot hi lete hain.
