Noida Extension's hidden charges are underestimated
My 3BHK possession in Sector 100 was in March. The stamp duty and Mountain Real Corporation's 'club charges' on my ₹1.2 Cr flat were unexpected. Did others face similar hidden costs at possession in Noida Extension?

Haan yaar, this is a very common scam, especially in Noida Extension. I bought a flat in a project near Ajayabpur three years ago, and even after signing the BBA, they added 'lease rent charges' and 'IFMS' (Interest Free Maintenance Security) at possession. RERA mein complaint bhi ki thi, but it took ages to get a partial refund. Builders just assume buyers won't fight, and we're often left with no choice.
OMG, bhai, you hit the nail on the head! I'm eyeing a 2BHK in Alistonia Estate, and my agent keeps saying 'all-inclusive,' but I have a gut feeling about these 'miscellaneous' costs. ₹1.2 Cr pe club charges toh bahut zyada honge, it's a huge chunk of money for first-time buyers like us.
Mountain Real Corporation ka naam suna hai, but Sector 100 mein unki reputation kaisi hai? Ye club charges mandatory the kya, or could you refuse them?
Totally relate, U1. My friend booked with a different builder near Alpha I Greater Noida, and they were slapped with 'utility connection' charges and 'maintenance advance' that added almost 5% to the total. Builders ka ye naya tareeka hai lootne ka, they hide these costs till the last moment.
