Noida Extension's ROI is a mirage, change my mind

I'm thinking of adding another property to my portfolio. Confused between Sector 92 and Noida Extension. Sector 92 mein, ATS Infrastructure ke projects are looking good, though a bit pricey. Rent yield might be lower initially. Noida Extension offers cheaper properties, but I'm skeptical about the actual appreciation. I've seen this pattern before; initial hype, then stagnation. Plus, connectivity is still an issue. RRTS ka impact kitna hoga, honestly not sure. What does the community think? Which one would you pick and why? Is Noida Extension really worth the supposed higher ROI?
