Okay I'll be honest -- I'm selling my big house now that the kids have moved out. Looking at smaller flats in Noida. Maintenance is key. Heard mixed things about possession delays. Has anyone had a bad experience with hidden charges at possession? I'm also concerned about post-possession maintenance costs. Which builder actually delivers on their promises versus just saying things? Am I the only one worried about this?

Remember to negotiate hard! Builders will try to squeeze every last penny out of you. Be firm and don't be afraid to walk away.
Also, check the builder's track record with RERA. How many complaints have been filed against them? That's a good indicator of their reliability.
I bought in Sector 93A three years ago. Big mistake. Builder promised green spaces, but it's all concrete jungle now. Maintenance is a rip-off.

Don't just look at the price, look at the overall value. Good construction quality, reliable builder, good amenities... it's worth paying a bit extra for peace of mind.
Has anyone had experience with Ace Group? They seem to have a lot of new projects coming up.
Ace is okay-ish. Check their previous projects carefully. Some are good, some have issues with finishing and water leakage.
Don't forget to check the builder's financial stability. Many builders are heavily indebted, and their projects get stuck. RERA registration number daalo MCA website pe, pata chal jayega.
The market is crazy right now! Rates are going up every month. It's a good time to sell, but a tough time to buy.
U1, before you finalize anything, get a thorough legal check done on the property documents. Pay a good lawyer, it's worth the money.
U1, I feel your pain. We bought in a small project in Sector 119. The builder promised a clubhouse and swimming pool. 5 years later, still nothing! Maintenance charges are through the roof, and the facilities are non-existent.
What's the average maintenance cost per sq ft in Noida these days? I'm seeing everything from Rs. 2 to Rs. 5. Is that normal?
U11, Rs. 2-5 is pretty standard, depending on the amenities and the builder. Some high-end projects can even charge Rs. 7-8.
Hidden charges at possession are the worst! I was hit with a sudden demand for 'external electrification charges' of 50k! RERA mein complaint kiya, but it took months to resolve.
Sector 150 is a good option if you're looking for newer constructions and better amenities. But it's a bit far from the city center.
Bhai, maintenance is a killer in Noida. They promise the moon, but post-possession, it's a different story. Check the fine print of the agreement very carefully. Also, RERA mein complaint karne se bhi darr lagta hai, slow process hai!

Sector 78 is good. Connectivity achi hai. But Godrej is expensive. Check out ATS also, U3.
ATS Greens Village? I heard some negative reviews about their construction quality.
I agree with U4. Sector 78 is a good option, especially with the metro extension coming up. Rates are going to go up further.
My personal experience: I bought a flat in Jaypee Greens in 2015. Promised possession in 2018. Still waiting! Court cases, delays... it's been a nightmare. Avoid Jaypee like the plague!
Totally relate to this! Selling the big house and downsizing is a big decision. Hidden charges are a HUGE problem. I've heard Amrapali (RIP) and Supertech ka naam toh sabko pata hai. But even some 'reputed' builders try these tricks. Which sector are you looking at?
