Noida flat buyers, what's your advice in 2024?
Adarsh Group Hindon Vihar vs Om Centrum Heights I - which is better for resale? I'm downsizing, kids have moved out. Maintenance costs matter a lot. Anyone compared the carpet area?

60-66L for an upcoming project with no RERA and just 10 units? Mujhe toh over-priced lag raha hai for Noida in 2024. Market mein abhi bahut options
Maintenance costs ka point bilkul sahi hai. Builder quoted a figure for Om Centrum I, but kya woh realistic hai for such a small project of 10 units? It sounds too good to be true. Also, carpet area ki baat karein, Adarsh Group ke projects mein usually thoda kam milta hai compared to what they advertise, experience se bol raha hoon. Has anyone verified the actual carpet area for either?
Carpet area toh builder hamesha kam hi batata hai, standard practice hai. Phir baad mein surprise hota hai. Always measure on site if possible.
Om Centrum I ka maintenance quote toh sirf initial estimate hoga, for sure. For 10 units, per unit cost will always be high unless the builder subsidizes it for a few years, which is rare. Carpet area wise, Adarsh Group usually gives around 65-70% of super built-up in their older projects, you should check their past projects' RERA docs if available online for a more accurate comparison.
Resale ke liye to location sabse important hai, no doubt. Hindon Vihar is okay, but Om Centrum I is 'UPCOMING' aur sirf 10 units? That's too small for a society. I saw a similar project near Alpha I Greater Noida, small units, low demand for resale later, very difficult to find buyers. Plus, maintenance costs on smaller societies can be disproportionately higher per unit compared to larger complexes, just FYI. Downsizing theek hai, but future exit bhi dekhna padega, especially if you're thinking resale.
U9, U3 is absolutely right. I almost bought a flat in a 12-unit building near Ajayabpur a few years back. Thank god I backed out. Resale value was stagnant, took ages to even get inquiries. The market for smaller, niche projects isn't as liquid as larger, well-established societies with amenities. Plus, with the current market sentiment in Noida, buyers prefer ready-to-move or projects with clear RERA and good construction progress. Don't fall for the 'exclusive' tag.
Alpha I ke paas kaunsa project tha? Can you share details? I'm also looking for a 2BHK in that area, budget similar to U1's, so this insight is very valuable.
Exactly! Small societies are a headache later. Common areas ka burden zyada hota hai.
Bhai, Om Centrum Heights I ka toh abhi tak RERA number bhi nahi hai, aur 2026 possession? Bahut risky lag raha hai, especially for resale. Adarsh Group ka track record phir bhi thoda better hai I hear. For downsizing, you want something hassle-free, not a project that's 'UPCOMING' with no clear RERA.
Dekho, Adarsh Group ka Hindon Vihar bhi old project hai, so maintenance might be high due to aging infrastructure. Om Centrum I being new *might* have lower initial maintenance but you're right about the RERA and small unit count (only 10 units!). Small societies sometimes struggle with common fund collection for big repairs, which can lead to higher per-unit costs down the line. It's a tough choice between old issues and new risks.
Haan yaar, RERA not applicable is a huge red flag. Kya pata builder kab tak project complete kare. My cousin booked in Alistonia Estate, same issue, possession delayed by 2 years already. Stay away from projects without RERA, it's just not worth the stress.
Noida flat buyers, what's your advice in 2024? I'm torn between Adarsh Group Hindon Vihar and Om Centrum Heights I. Which one do you think is better for resale value? I'm downsizing, kids have moved out, so maintenance costs matter a lot to me now. Has anyone here compared the carpet area of these two projects? Any insights would be super helpful!
