Kids have moved out, want something manageable. Supertech ka on-time delivery record is toh horrible, right? Or should I consider ATS? Change my mind. Maintenance charges kisika kam hai?

RERA is your friend. Use it to check the project status and file complaints if necessary. Don't be afraid to assert your rights.

Ultimately, it depends on your priorities and risk appetite. But Supertech is a big no-no from my side. ATS is safer, but not perfect. Do your homework.

Mera bhi same experience tha 2 years ago. I went with a smaller, lesser-known builder in Greater Noida West. Possession mila, but the quality is not great. Regret it now.
Supertech ka record toh itna kharab hai ki I wouldn't even consider it. My cousin is stuck with a flat in their project for 5 years now. No possession, no refund.
Maintenance charges kam kisika nahi hai bhai. It's a racket. But try to negotiate it during booking. They might budge a little.
I bought in Sector 78 three years ago. No regrets. Good connectivity, decent amenities. But prices have gone up significantly since then. Abhi lena mushkil hai.
Haan, Sector 78 mein bhi rates bahut badh gaye hain. Kya karein? Rent pe hi rehna padega lagta hai.

Totally agree with U1. Supertech is a nightmare. My friend bought in Emerald Court and still fighting for possession. Consider Godrej or Tata if budget allows.
Maintenance charges ka issue toh sab jagah hai. But seriously, consider the location more than the builder. Sector 75 is good, connected well. What's your budget and preferred size?
ATS is better than Supertech, no doubt. But check the RERA registration number and see if there are any complaints. Many builders promise a lot but deliver little.

U6, Sector 93A mein easily 8k-10k per sq ft for ATS Greens Village. Depends on the floor and facing. Negotiate hard!
U7 is right. Sector 93A is premium. But is it worth it? Consider the resale value too. The new metro line is helping though.
