Since January I've been trying to decide between a few builders in Noida for a 3BHK. Honestly not sure which to trust. Heard mixed reviews. Supertech's past delays are worrying, even though their prices look good. Anybody have recent experience with ATS? My wife's priority is a safe society, and I heard good things about their construction quality, but what about possession timelines? Are there hidden charges that show up at possession, matlab PLC and all that? Help a fellow buyer!

I'm seeing a lot of inventory available in the market. Maybe wait for a bit? Prices might correct slightly.
So, back to the original question - ATS is relatively safer, but expect delays. Supertech is a big no-no. Check RERA registration and project completion status carefully. And negotiate on PLC!

Possession status check karne ke liye RERA website pe jaao. All the details are there. Don't just rely on what the builder tells you.
The new metro line extension is going to impact property prices in Noida Extension. Consider that before making a decision. Transport connectivity is key!

Rising interest rates are also a concern. EMI will be higher. Think long term before investing.
Guys, I bought a resale in Sector 75 last year. Much better deal than new construction. Mil gaya possession immediately, and the society is already well-established. Think about it.
My personal experience with Supertech was a nightmare. Delayed possession, poor construction quality, and hidden charges everywhere. Avoid at all costs! This was back in 2015 though, maybe things have changed? But I wouldn't risk it.
U13, things haven't changed. Supertech is still a mess. Stay away!
What about Ace Group? They seem to be delivering projects faster than others. Any reviews on their quality and transparency?
Ace is relatively new. Quality seems okay, but their track record is still short. Too early to say for sure.
U15, I know someone who bought in Ace Aspire. Happy with the construction quality so far, but possession was delayed by 3 months. Not too bad compared to others!
U5, same here! ATS Greens Village, booked in 2019, promised possession in 2022. Now they are saying end of 2024! What to do yaar? RERA complaint karein?
U6, RERA complaint is your best bet. It puts pressure on them. But be prepared for a long fight. Also, form an association of buyers. Strength in numbers!
U7, true that. Individual complaints don't have as much impact. Association banao, lawyer hire karo, and fight together.
U7, Exactly! United we stand, divided we fall. Builder log aise hi late karte hai. Association is the key to getting heard.
Forget about on-time delivery in Noida! It's a myth. Focus on the builder's reputation for quality and their willingness to resolve issues *after* possession. That's more important.
Sector 150 is booming, but prices are high. I'm seeing 7500-8000 per sq ft for new projects. Is it worth it? Or should I look at resale options in older sectors?
ATS is generally good, but bhai, 'on time' is a relative term in Noida! Expect a delay of at least 6-12 months, even with the best builders. PLC toh hoga hi, check the fine print carefully. Ask for a detailed breakup before booking.
Supertech? Run far, run fast! My friend booked with them in 2014, still fighting for possession. ATS is definitely safer, but yeah, nothing is guaranteed. Check RERA registration status properly.
I've heard good things about Godrej properties in Sector 43. Anyone has experience with them? Are they any better with possession timelines than ATS or Supertech?
U1, 6-12 months? More like 2 years! Seriously, factor that in. And PLC can be a killer, especially if you're on a higher floor. Negotiate hard!
ATS greens Village, I booked a flat in 2018, possession was promised in 2021. Still waiting. They keep giving excuses, but the construction seems slow. Anyone else facing similar issues in Village?
