Kids have moved out, so I'm selling my big house. Looking for a smaller, manageable flat in Noida. Thinking resale in Sector 33A for quick possession, maybe something already fitted out. But under-construction properties offer payment plans. My budget is around 1.5-2 crore, from the resale of my existing property. I'm seeing some decent resale options, but worried about hidden costs and maintenance. Under-construction looks tempting, but Amrapali Group ke horror stories sunke dar lagta hai. Is the risk of delays too high? Which one would you pick in my position, considering I'm nearing retirement and want something hassle-free? What does the community think? Resale or under construction?

Amrapali ke alawa bhi toh builders hain. Why not look at Godrej or ATS projects in under construction? They are relatively more reliable.

Think about the amenities too. Resale mein jo hai woh hai. Under-construction mein builder bolta kuch aur hai, deta kuch aur hai.
