Noida flat hunt: resale value, maintenance – confused!

I'm selling my bada house, kids have moved out. Want something manageable in Noida. Has anyone compared resale value of flats by different builders? Like, will a flat by Godrej Properties fetch more than, say, one by ATS Green in 5 years? Also, kya scene hai with post-possession maintenance charges? Heard some builders charge crazy amounts. Don't need any surprises, yaar. I need elevator access and proximity to hospital, so which builder is best for that? Any recommendations?
