Noida flat investment: Panchsheel ya Unnati?
Since January I've been comparing Panchsheel Pratishtha and Unnati Vesta Suites. Unnati is completed, so no possession risk, but carpet area thoda kam hai from my understanding. Panchsheel offers potentially better rental yield because of the location. But builder ka track record kya hai? I've seen delayed projects before. Is the extra space worth the risk? Honestly not sure. Which would you recommend for a 5-year investment? What's the real price per sqft after adding all those PLC charges? Any thoughts?

Yaar, exactly my dilemma! I've been looking at both Panchsheel and Unnati too. Unnati being ready-to-move is a huge plus, no tension of delays. But the carpet area issue is real, feel like you're paying for less. Panchsheel's location near Alpha I for rental sounds good, but builder ka track record sunke darr lagta hai. Is it really worth risking your hard-earned money for a potential delay? I'm just so confused. What's the real ground reality for both in terms of hidden costs?
Regarding Unnati, since it's completed (Possession date: 2019-12-19), the RERA might not be applicable *if* it was completed and OC received
Totally agree with the point about RERA. Unnati completed hai toh bhi, future issues mein kya hoga without a RERA number?
Sahi kaha, be very careful with Panchsheel. My cousin booked with them in another project near Alpha II, and the possession got delayed by almost two years. Builder ke promises pe mat jaana. Unnati ka RERA number nahi hai, that's also a big red flag for me, even if it's completed. Why no RERA, that's suspicious.
