Noida flat owners, what are your biggest regrets?

Okay I'll be honest — I'm stressed about choosing the right builder in Noida. Need at least a 3BHK near a good school for my kids' admission. My wife's priority is safety. Heard mixed reviews about a lot of builders. I'm looking at projects by Godrej and ATS. Godrej ka on-time delivery record seems better, but ATS societies look more premium. Construction quality matters a lot – plaster cracks are a big no-no! Anyone faced hidden charges at possession? PLC and all that. Also, how responsive are they after you book? Not sure if I should pay extra for the brand name or focus on the actual build. Any experiences? Hope this helps someone else too!
