Noida flat owners – what hidden charges shocked you?

Okay I'll be honest — I completely underestimated the hidden charges. I'm looking at Ansal Carnation Garden, and honestly, I'm scared. My budget is already stretched for a 3BHK near a good school for the kids. Heard Ansal API mein, at possession, suddenly they drop PLC charges, EDC/IDC, and a huge maintenance deposit. Matlab, where will I get that money from? My wife's priority is a safe neighbourhood, but all these extra kharche are making it impossible. Has anyone else faced this? Is it worth the headache, or should I look elsewhere? I'm confused and need help. Any advice from people who have experience with Ansal in Noida? Or any other builder recommendations? I'm so stressed!
