Noida flat owners, where did you compromise most?
Since January I've been confused between ABCZ East Platinum and PKS Town Central in Noida. ABCZ is cheaper, but PKS is ready to move, which my parents are pushing for. Honestly not sure if paying extra EMI for a ready flat is worth it. Has anyone compared the carpet area in both? Kya kisi ko pata hai which has better resale value after 5 years? I'm a first-time buyer and ab samajh nahi aa raha which is better long term.

Resale value for any project in Noida depends heavily on infrastructure development around it. Right now, the market is a bit slow for older projects if they aren't near metro or major highways. For carpet area, you have to get the floor plans and literally compare. Builders often quote super built-up. PKS being ready-to-move means you can inspect the actual carpet area before buying. That's a huge plus. ABCZ ka RERA na hona thoda risky lagta hai, future transactions mein issue ho sakta hai.
I almost booked in a project near Alistonia Estate, unhone bhi ready-to-move ka promise kiya tha but fir delay ho gaya. Ready-to-move ka extra EMI is worth it if you can avoid rent, but what if PKS also gets delayed? Kya PKS ka RERA status clear hai, aur penalty clauses kya hain for delay?
My friend booked in PKS last year. They got possession on time, RERA is definitely there. Penalty clauses are standard, usually 10-12% interest on the delayed amount. But yes, always check the agreement thoroughly for these things, don't just rely on verbal assurances.
PKS ka RERA to hona chahiye, check online. Almost all new projects post 2016 are RERA registered.
ABCZ East Platinum toh completed hai 2017 se, possession bhi 2017-12-13 ko ho gaya tha. RERA number nahi hai us time ka, but it's an old project. Iska price range ₹26 L – ₹1.3 Cr hai. PKS is newer, right? Old projects ka resale value sometimes slow hota hai unless location bahut prime ho, jaise Alpha I Greater Noida ke aas paas. Check current rental yields for both.
Yeah, ABCZ is older. But sometimes older projects have better established communities and facilities. PKS is new, so maybe initial years will be less occupied. Resale value ke liye current market mein demand for 2BHKs is good near commercial hubs like Alpha-II Commercial Belt. RERA is a must for peace of mind.
2017 ka project, no RERA? That's a big red flag for me, especially for a first-time buyer.

Same confusion bro! My uncle bought in Alpha II a few years back, ready-to-move tha, but still had issues with internal finishing. So 'ready-to-move' doesn't always mean perfect. For resale, connectivity and future development plans around the area are key. Have you checked the master plan for the next 5-10 years for both locations?
Carpet area comparison is a must. Builders play games with super built-up. Don't trust online figures, visit both sites with a tape measure. Resale ke liye location and society amenities matter more than just age, but a RERA registered project always has an edge.
PKS is definitely expensive, but rent بچ جائے گا. That's a big factor, especially for first-time buyers like us.
