Is it just me, or calculating the *real* all-in cost for a flat in Noida is a nightmare? I started looking at 2BHKs in Sector 137/150, budget ₹70-80L, but har jagah itne extra charges. Builders like Uppal Chadha show a base price, but then PLC, parking, club membership, electricity setup... sab add ho jaata hai. My parents keep saying negotiate hard, but kitna realistically kam ho sakta hai? Even stamp duty and registration alone are a huge chunk, honestly. I had no idea it's not just the property price. Kya koi tips hain on how to figure out the final, final cost before signing anything? Aur ye hidden charges, are they negotiable? Ab samajh nahi aa raha kaise plan karoon. Any experiences, especially with projects near the Aqua Line?

Regarding hidden charges, PLC (Preferential Location Charges) are often negotiable if you don't pick a prime unit, but club membership, parking (especially if mandatory), and electricity setup are usually fixed. Stamp duty and registration are government charges, so zero negotiation there. To figure out the *final* cost, insist on an 'all-inclusive' quote that clearly itemizes everything, including GST, IFMS, and even 1 year's maintenance advance. Agar builder nahi de raha detailed breakup, toh red flag hai.

Jo aapne pucha na ki kitna negotiate ho sakta hai, it really depends on the builder and current market conditions.
