posted on 29 MarNoida: How I almost missed the OC charges trap
Okay I'll be honest — I almost booked a flat in Sector 127 without checking OC charges properly. RSG Landdeveloper Pvt Ltd was offering a 'discount' on PLC but the OC was insane! My wife's priority is a safe area for the kids, but the extra cost would have killed our budget. Ready-to-move seems safer than under-construction now, tbh. Has anyone else faced this? What hidden costs did you find? Is it worth paying extra for ready possession?

Remember to get everything in writing and consult a lawyer before signing any agreement. Protect yourself!
Check amenities completion before booking! I made that mistake. Paid for a swimming pool and clubhouse that are still 'under construction' two years later.
What about the carpet area? Did you verify that it matches what was promised? Builders are notorious for reducing the carpet area after booking.
Good point! Carpet area is crucial. Always measure it yourself after possession.
Haan, carpet area is where they cheat you the most. Always get it verified by an independent surveyor.
Honestly, with the rising rates, buying ready-to-move might be a better bet. At least you know what you're getting and can start living there immediately.
OC charges are a one-time thing, right? Please clarify. I'm a first-time buyer and confused about all these extra charges.
The Noida Extension metro line is going to affect property prices significantly. Keep that in mind while making your decision. Sector 127 might become even more desirable.
U18, yes, OC charges are a one-time payment at the time of possession. But they can be substantial, so factor them into your budget.
Builder ne phir se date extend kar diya lol. I'm starting to think I'll never get possession. Anyone else facing this?
Which floor were you planning to buy? Corner unit? Those usually have higher PLC and OC charges.
Be careful — RSG Landdeveloper has 3 delayed projects in Greater Noida West. Check their track record properly before investing.
Possession status kya hai for the ready-to-move flats? Are they actually ready, or just 'almost ready'?
I bought in Sector 78 three years ago. Back then, it was still developing. Now, the prices have almost doubled! But the construction quality is so-so. Should have done better research.
Which project in Sector 78, U15? I'm considering that area.
Prices have doubled?! That's insane! Good for you, but tough for new buyers.
Mera bhi same experience tha 2 years ago. Sector 75 mein ek flat almost book kar liya tha. OC charges almost 4 lakh extra! Ended up buying in Sector 150, slightly further out, but much better value for money.
Sector 150 is good now with all the development happening. Avg rate kya hai wahan pe?
4 lakh extra! That's daylight robbery. Builders are just looting us. Did you negotiate at all, U5?
Ready-to-move is definitely worth it, especially if you have kids. Peace of mind is priceless. Plus, you can actually see what you're buying.
True, but the price difference can be significant. Can you really justify paying 20-30% more for ready possession?
U10, it's not just the price. It's also the risk of delays and construction quality issues. Ready-to-move offers more certainty.
Bhai, Sector 127 mein toh rates bhi high hain. OC charges are a killer, especially in Noida. Ready-to-move is definitely safer, but finding a good one within budget is tough. Which project are you talking about exactly?
Totally agree yaar! Under-construction mein phasso toh bas phas hi jaao. Mera dost ka toh 5 saal se latka hua hai. RSG Landdeveloper... I've heard mixed reviews about them.
OC charges can vary wildly. Check the builder's breakdown carefully. Sometimes they try to sneak in extra costs under different headings. RERA registration number check karo for complaints!
Haan exactly, Noida mein yahi problem hai. Builders promise the moon but deliver nothing. Ready-to-move is safer, but you pay a premium for it. Is it worth it? Depends on your risk appetite, I guess.
