Noida infra projects: just a builder's pipe dream?

Are these Noida infra project timelines just for show? Seriously, Jewar Airport ka hype toh pura hai, but jo connectivity projects hain, like FNG Expressway, unka kya scene hai? Builders near Sector 22 Yamuna Expressway promise next-level connectivity from these. My parents keep saying ki ye sab projects sirf paper pe fast hain, real mein bohot delay hota hai. I'm looking at Godrej Properties ya Mahagun ke projects, but ab samajh nahi aa raha ki ye promised infra kab tak ready hoga. Is it actually true ki delays common hain for these mega projects? Should I factor in extra years for completion, ya builder ki commitment pe trust karoon? Warna toh mera ROI calculation bigad jaayega, aur EMI ka burden alag.
