Noida investment: 2BHK to 3BHK - worth the jump?

Hi all. Already own a 2BHK in Sector 152. Thinking of upgrading to a 3BHK, maybe even a villa by Parit Associates. But is the price jump really worth it? Considering rental yield and future appreciation. Kya bolte ho? I've already got a home loan. Mujhe advice chahiye yaar.
