Noida investment: 2BHK vs 3BHK for rental income?

I work in real estate but buying for myself is different! I'm confused between 2BHK and 3BHK in Noida. Which gives better rental yield, especially near Amity? Also, what about Saraswati Group projects? Anyone has experience with their rent potential? Should I consider Sector 144?
