From my experience, 2BHK gives better rental yield. But 3BHK appreciation is usually more. Sector 49 mein, what's everyone else seeing? Am I missing something?

Be careful — this builder has 3 delayed projects already. Avoid!
Check amenities completion before booking, I made that mistake. Promised swimming pool is still just a hole in the ground!
So, what's the final verdict? 2BHK for rental income, 3BHK for long-term appreciation? Sounds about right.
Thanks everyone for the insights! Still undecided, but this has given me a lot to think about. Will update once I make a decision.
One more thing to consider: future infrastructure projects in the area. That can significantly impact property values.
Builder ne phir se date extend kar diya lol. Noida mein toh yahi hota hai.
Check the builder's financial health before investing. Many are struggling with debt.
Mera bhi same experience tha 2 years ago. Went for a 3BHK and regret it now. Rental income is a joke.
Remember to factor in property tax also. It's an annual expense.
Sector 150 ka avg rate 7k/sqft hai abhi. Just FYI.
Market is crazy right now. Interest rates are rising, which will impact affordability. Be careful.
Exactly! This is not the time to blindly invest. Do your research thoroughly.
I'm seeing a lot of unsold inventory in Greater Noida West. Makes me nervous about investing in Noida right now.
Greater Noida West is a different market altogether. Noida is still relatively better in terms of infrastructure and connectivity.
Which floor are you looking at? Ground floor units usually have lower appreciation.
Just exploring options right now. But good point, thanks for the tip!
I invested in a 3BHK in Sector 75 three years ago. Appreciation has been decent, but rental yield is pathetic. Should have gone for a 2BHK.
Sector 75 is still developing. Give it time. Metro connectivity will boost prices eventually.
What are the current rental rates for 2BHK and 3BHK in Sector 49? Anyone has recent data?
2BHK should fetch around 20-25k. 3BHK around 30-35k, depending on the society and furnishings.
Don't forget to factor in maintenance charges. They can eat into your rental income.
Haan, maintenance is a big expense. Especially in societies with lots of amenities.
Sector 49 is a good location, but traffic is a killer during peak hours. Consider that also before deciding.
Bhai, traffic toh poore Noida ka issue hai. Metro connectivity is improving though.
Depends on the specific project also. Some projects in Sector 49 have better amenities and construction quality than others. Check RERA registration number and reviews.
RERA se kya fayda? Builder phir bhi delay karta hai. Mera experience toh bahut kharab raha hai.
True that. RERA is just a formality these days. Builders find loopholes.

Totally agree yaar. 2BHKs are easier to rent out, especially to young professionals. 3BHKs are for families and that market is smaller. But resale value mein, 3BHK wins.
True. But 2BHK ka rent toh easily EMI cover kar deta hai. That's a big plus point for investment.
Haan, resale mein definitely 3BHK. More space, more demand from families looking to upgrade.
