Noida investment: 2BHK vs 3BHK, which way to go?

From my experience, everyone glorifies 3BHKs for appreciation, but nobody talks about the rental yield. I've seen 2BHKs giving way better ROI in Sector 35. Is the extra cost of a 3BHK with Jain Builders really worth it? Change my mind. What's your experience? Should I just stick to 2BHK?
