Noida investment: 3BHK or villa? Is it worth it?

Hey all, I'm currently in a 2BHK in Sector 29, Noida. Thinking of upgrading, but confused. Is it better to go for a larger 3BHK or a villa? The price jump is significant, yaar! Already have a home loan running, so EMI will increase a lot. What do you think? Has anyone experienced better ROI with villas? Also, what about SKA Group projects? I've heard mixed reviews. Which one is better for investment right now? Also, is the luxury segment overpriced, or is it rightly priced? Mujhe advice chahiye. What's your take?
