Noida investment: Arsh Group or other areas better?

I'm looking to invest in Noida. What do you think about investing in Sector 1? Kya aap logon ko pata hai about year-on-year growth there? I've been considering Arsh Group projects too. Which one is better for ROI, Sector 1 or property by Arsh? Has anyone experienced good rental yields in either? Mujhe advice chahiye. Is it a good time to buy now, considering current market conditions? What's your take?
