Noida investment: Ashiana or other options?

I'm considering investing in Noida. What do you think about current market conditions? Is it really a buyer's market now? I've been looking at Ashiana Builders in Sector 161. Has anyone experienced their projects? What's your take on expected returns in that area versus other sectors? Which one is better for long-term appreciation? Any advice on investment strategies?
