Hi everyone, I'm looking to upgrade to a 3BHK in Noida. Wife wants a good society near a good school for the kids. Sector 16A (Film City) looks promising, but what do you think? Is it safe for kids? Exotica Housing & Infrastructure has some projects there. Also, should I consider ready-to-move instead of under-construction due to RERA issues? Any advice? Kya aap logon ko pata hai?

Ultimately, it depends on your budget and priorities. Good luck with your search!
Don't forget to factor in the increasing pollution levels in Noida. Some sectors are worse than others. Check the AQI data before deciding.
I'm also looking for a 3BHK in Noida. This thread is very helpful! Thanks everyone for sharing your insights.
Personally, I'd avoid Film City for families. Too congested and commercial. Look at sectors towards Noida Extension or along the Expressway.
So, OP, which sector are you leaning towards now after all this discussion?
One more thing, check the builder-buyer agreement carefully. It's a legal document, get it reviewed by a lawyer before signing.
Possession mila kya Exotica ke kisi project mein? Anyone?
U20, I heard their Dreamville project is delayed. Check online forums for more info.
Haan yaar, I know someone who booked in Dreamville. Still waiting for possession after 3 years. Paisa phas gaya!
Ready to move is safer, but you'll pay a premium. Under construction mein risks hain, but potential for higher returns if everything goes well. It's a gamble.
Returns? Bhai, abhi toh market down hai. Don't expect crazy appreciation anytime soon. Focus on finding a good home for your family.
Exactly, with interest rates rising, the market is cooling down. It's a buyer's market now, negotiate hard!
Sectors 74, 75, and 76 are good for families due to proximity to schools, hospitals and markets. But ensure you do a thorough background check on the builder before investing.
My cousin bought in Sector 150. Said it's good for families, lots of greenery. But it's a bit far from the main city. Depends on your priorities.
Another thing to consider is the metro connectivity. Sector 50, 51, 76 are well-connected. Makes commuting much easier.
Bhai, Exotica Housing & Infrastructure... I've heard they're facing some financial issues. Be careful. Do your due diligence.
I invested in an under-construction property in Noida Extension 7 years ago. Still waiting for possession! Ready-to-move hi lena. Lesson learned the hard way.
Don't just focus on the sector, look at the specific society. Amenities kya hain, maintenance charges kya hain, population density kya hai. These things matter a lot for families.
Exactly! I made the mistake of not checking the amenities properly. Clubhouse is still not functional after 2 years!
Maintenance charges Noida mein loot macha rakhi hai! Some societies are charging ridiculous amounts. Negotiate properly before buying.
Film City mein school options are limited. Consider sectors along the Noida Expressway – DPS, Amity... better for kids.
Kya aap logon ko pata hai about the new Jewar airport impact on Noida property rates? Will it really go up?
Jewar airport is still years away. Don't base your decision solely on that. Infrastructure development around the airport will take time.
Airport impact toh hoga hi bhai. But it's already factored into the current prices, I think. Don't expect a sudden jump.
Film City safe for kids? Depends on the society, honestly. Some have good security, some don't. I'd suggest visiting the society at different times of the day to get a feel for it. Ready to move is always better, less tension.
Bhai, Sector 16A is more commercial, no? Families ke liye Sector 75, 76, ya 77 better rahega. Schools bhi aas paas hain.
Sector 75 is good, but prices have shot up recently. Avg rate is around 6500-7000 per sq ft. Check out projects by Ace Group, they seem decent. Though, don't trust builders blindly, RERA number verify karo!
Haan yaar, prices are crazy! I bought in 75 five years ago for almost half the price. Lucky I am!
Ace Group ka possession mila kya kisi ko timely? I heard mixed reviews.
U4, RERA number se kya pata chalta hai exactly? I'm a first-time buyer, thoda explain karo.
U7, RERA number se project details, approvals, completion timeline sab check kar sakte ho. RERA website pe jaake dekho.
Sector 16A is okay, but traffic can be a nightmare during office hours. Exotica... hmm, builder reputation check karna bhai before investing. Ready-to-move is definitely safer these days, RERA ke baad bhi builders are pulling stunts.
