posted on 16 MarNoida Investment: Buildcon vs. Other Builders?
Looking to invest in Noida, specifically around Sector 143B. I'm considering Buildcon Engineering Pvt. Ltd. Kya aap logon ko pata hai about their projects? What's your experience with them compared to other builders in the area? Which one is better for long-term ROI? Also, what are your thoughts on investing in under-construction vs. ready-to-move properties right now? Is it a good time to buy considering the current market conditions? Mujhe advice chahiye on expected appreciation in the next 5 years. Has anyone experienced construction delays with Buildcon? What's your take on the potential rental yield in that sector? Not sure if it's worth it. Any suggestions?

I'm telling you, Noida mein invest karna is a gamble. But if you do your research, you can find good deals. Just be prepared for delays and unexpected costs.
Builder ne phir se date extend kar diya lol. Classic Noida.
Be careful - this builder has 3 delayed projects according to the UP RERA website.
So, did you decide on Buildcon or are you considering other options now? Let us know!
Kya scene hai market ka? Rates are rising again, right? Should I wait for a correction or buy now?
Rates are definitely rising, especially after the metro extension announcement. Waiting might not be a good idea.
Check amenities completion before booking, I made that mistake with another builder. They promised a swimming pool and clubhouse, but it's still not ready after 5 years.
So, overall consensus seems to be: be very careful with Buildcon, do your due diligence, and compare with other builders like Godrej or ATS in the area. Under-construction is risky, but potential reward is higher.
Sector 143B is good, but Buildcon... I'm still skeptical. I'd rather invest in a ready-to-move property with a reputed builder, even if it costs a bit more.
I heard they are launching a new project near the FNG Expressway. Anyone has any information about that?
FNG Expressway is a game changer. Connectivity will improve drastically. But be wary of land acquisition issues.
Which floor are you planning to buy? Corner unit? Floor rise charges ka bhi dhyan rakhna.
I'd say stick to established builders like Godrej or ATS in that area. Thoda zyada price hoga, but peace of mind milega.
Has anyone experienced construction delays with Buildcon specifically? That's my biggest concern.
Construction delays are a given in Noida, bhai. But Buildcon... I've heard they're particularly bad. Check their track record on RERA website.
I invested in Sector 150 three years ago. Rates have almost doubled since then. But Buildcon... I'm not sure. Their construction quality, I've heard, is average.
Buildcon Engineering Pvt. Ltd. ka website check kiya? They claim to have delivered several projects, but I'd still verify. Sector 143B mein rental yield generally 2-3% mil jayega.
2-3%? That's too low! You're better off investing in mutual funds if you're just looking for that kind of return. I'm looking for at least 5-6% rental yield.
Don't just look at rental yield, look at capital appreciation too. Noida is still developing, especially towards Greater Noida West.
Mera bhi same experience tha 2 years ago. I was considering Buildcon in Sector 75. But after visiting the site and talking to some residents in their older projects, I decided against it. Construction quality was not up to par.
Sector 143B is a good area, but Buildcon... hmm. I've heard mixed reviews. Long-term ROI depends on the specific project and how well they finish it. Under-construction is risky these days, especially with smaller builders.
Bhai, Buildcon ka naam toh suna hai, but personally I haven't invested. Sector 143B is promising because of the metro connectivity coming up. Under-construction mein risk toh hai, but potential reward bhi zyada hai.
Under-construction vs. ready-to-move? Depends on your risk appetite, yaar. Ready-to-move gives you immediate rental income, but under-construction mein you can negotiate better rates. Buildcon, I'd suggest doing a thorough background check. RERA registration number check karo.
RERA number important hai, sahi baat hai. But RERA bhi kitna kaam karta hai? Mera dost ka project 2 saal se delayed hai, RERA mein complaint daal ke bhi kuch nahi hua.
Haan, RERA is not a magic bullet. It helps, but doesn't guarantee anything. Better to check their past projects and talk to existing owners.
