Noida investment: Civitech or other builders?

Hey guys, I'm thinking of investing in Noida. What do you think about the current market conditions? Is it really a good time to buy right now? I've been considering Civitech projects. Has anyone here invested with them before? What's your experience been like? I'm also trying to understand the expected returns and appreciation in Sector 45. Kya aap logon ko pata hai ki short-term gains ke chances kaise hain? I'm not sure if I should go for under-construction or ready-to-move properties. Which one is better for ROI, according to you? Mujhe advice chahiye! What are the risks involved in investing in Noida right now?
