Noida investment: Civitech or Sector 39? Confused!

I'm thinking of investing in Noida. What do you think about the current market conditions? Is it a good time to buy? I've been considering Civitech projects. Kya aap logon ko pata hai about their ROI? Or should I invest in Sector 39? Which one is better for long-term appreciation? Has anyone experienced construction delays with Civitech? Mujhe advice chahiye, please! What's your take?
