Noida investment: Decent Buildwell vs. other builders?

I'm planning to invest in Noida. What are your opinions on Decent Buildwell Pvt Ltd? Sector 105 mein unke projects kaise hain? Has anyone experienced their projects first-hand? I'm also considering under-construction vs ready-to-move. Which one would you recommend for better ROI in the long run? Kya market conditions abhi sahi hain buy karne ke liye? Mujhe advice chahiye. What do you think?
