Noida investment dilemma: Amod Residency or Grand Heritage?
I'm based in Dubai, so can't easily visit sites. Looking at Noida property for investment. RN Amod Residency is cheaper, around 24-48L, ready to move. Ajnara Grand Heritage is 1Cr+, also ready. Is the carpet area difference worth the extra cost in Grand Heritage? Or Amod sahi hai for rental income? Need a property manager, so resale isn't my priority. Which one would you pick and why? Vote karo please!

Dekho, both have pros and cons. Amod Residency is for immediate rental income with lower risk exposure, assuming the builder is legit and possession is smooth. Grand Heritage is for higher appreciation potential but also higher entry cost. Current market
The carpet area difference is crucial, OP. Builders often quote super area, then you get a tiny flat. Grand Heritage 1 Cr+ hai toh definitely carpet area zyada hoga, which directly impacts rental value. Amod ka carpet area kya hai? Also, 'ready to move' can mean different things. Sometimes the project is ready but the society isn't fully formed or amenities are missing. My friend faced this near Alistonia Estate.
Haan, Alistonia Estate ke paas ek project mein mujhe bhi dikhaya tha 'ready' flat, but swimming pool, club house sab under construction tha. They said 'next 6 months mein ho jaayega'. Abhi tak nahi hua hai. So, 'ready to move' doesn't always mean fully functional. Amod Residency ka bhi check karo, sirf flat ready hai ya poora project?
U4, did your friend eventually get all the amenities in Alistonia Estate? How long did it take for them to resolve the 'missing amenities' issue?
Carpet area is king! Always ask for carpet area, not super area.
For investment, Grand Heritage might be better long-term. Appreciaton value will be higher. Amod Residency seems too cheap, which makes me suspicious about the construction quality or location.
I'm always wary of 'ready to move' projects, especially when the price difference is so huge. Amod Residency ka builder track record kaisa hai? Sirf price dekh ke mat jaao. Bohut baar 'ready' bolte hain par amenities functional nahi hoti, ya phir registration mein issues aate hain. Did you check their RERA status for actual completion date versus what they claim? Yeh sab details Dubai se check karna aur bhi mushkil hoga.
Totally agree. Ek friend ne Ajayabpur mein ek project liya tha, 'ready to move' bola tha, but it took another 8 months for the occupancy certificate. Tab tak rent pe rehna pada. Rental income ka plan delay ho gaya. Make sure you check all documents properly, especially OC and completion certificate before finalising. Amod Residency mein yeh sab clear hai kya?
Sahi baat hai, U2. Amod Residency ka builder kaun hai? Aur RERA website pe completion date kya dikha raha hai?
Exactly! 'Ready to move' sirf naam ka hota hai. Often you find hidden charges ya phir society maintainence ka issue. My cousin booked a flat in Alpha I Greater Noida, bola 'ready' hai, but still waiting for gas pipeline connection after 6 months. Amod mein bhi yeh dikkat ho sakti hai.
Bhai, agar rental income hi priority hai aur budget tight hai, toh Amod Residency seems like a no-brainer. 24-48L mein ready-to-move mil raha hai, Noida mein rental market toh chal hi raha hai. Grand Heritage ka 1 Cr+ toh bahut heavy investment ho jaayega sirf rental ke liye. What do others think?
