Noida investment: EMI vs rent, my head is spinning

Fed up of renting, landlord raised rent AGAIN! Finally taking the plunge into buying. Everyone glorifies property appreciation, but nobody talks about the hidden costs. Is the EMI vs rent math actually working in Noida right now? I'm looking at Sector 62. North Wind Estate has some nice projects, but are they actually delivering on time? Honestly not sure if I should buy under-construction. Change my mind. What's your take?
