Fed up of renting! Finally taking the plunge. Is Noida still a good investment now? Or has it peaked? Sector 164 mein CBPL Homes sahi hai? Any thoughts?

CBPL Homes ka brochure toh bahut achha dikhta hai. But reality check karna zaroori hai. Go visit the site and talk to existing residents.
Remember to factor in stamp duty and registration charges! It can add a significant amount to your overall cost.

Noida extension might be cheaper, but connectivity is still an issue. Sector 164 is definitely better in that regard.

My personal experience: I bought a resale flat in Sector 75. Much better than dealing with builders. You get immediate possession and can see what you're buying.
Don't just look at the price per sqft. Check the carpet area! Builders often inflate the super area.
Noida has peaked? Maybe. But the rental yields are still decent. So, even if prices don't appreciate much, you can still earn a good rental income.
Check the amenities completion status before booking. I made that mistake. Paid for a swimming pool that's still under construction after 3 years!
